Mission, Vision, Goals and Success Indicators
for the
Wildflower II Association of Unit Owners
Sunriver, Oregon
Vision Statement:
The Wildflower II Association Units are recognized by the
Owners, Rental Agents, Residents, Guests, and the entire Sunriver Community, as
the premier properties within Sunriver. They are maintained and managed by a
progressive and responsive Association and Management Team.
Mission Statement:
Represent all Wildflower II Association of Unit Owners in our efforts
to enhance the value and livability of our Association Community.
This will be accomplished in an equitable and cost effective
manner under the leadership of a business oriented, responsive, and
communicative Board and Management Team.
Goal 1. Management
To manage the Wildflower II Owners Association affairs in a business-like manner.
Success Indicators:
- Annual Wildflower II property values appreciate measurably.
- Association Bylaws are in place and are
updated to reflect changes to the most current Oregon State Statutes
- Association Bylaws describe the Roles and
Responsibilities of the Board and Management Team regarding:
- Maintenance of Common Areas and Elements.
- Creation, updates, and administration of Capital Reserve Plans.
- Establishment of adequate Association Membership Dues to fund
activities, reserves, and expenditures as specified in the Bylaws.
- Purchase and administration of Association Insurance Policies.
- Oversight of Association financial accounts and accounting practices.
- The Board plans, leads, organizes and
delegates effectively to accomplish the business activities of the Association.
- The board and Management Team conduct annual retreats to review,
evaluate, and revise and document goals and objectives for publication.
Goal 2. Communication
To establish and maintain positive, productive, two-way communications between the
Board, Management, and the Association membership.
Success Indicators:
- Monthly updates covering Board decisions and
management activities are made available to the membership.
- Board members solicit the feedback of the
Association membership when planning major projects on behalf of the
Association.
- Board members are reasonably accessible and responsive
to the membership and can be reached by telephone, electronic mail, or
conventional mail service.
- The Association uses cost-effective
technologies such as e-mail, fax, and worldwide web in communicating with the
membership.
Goal 3: Owner Participation
To foster a high level of Owner participation in the management of the Wildflower
II Association.
Success Indicators:
- Term limits for Board members are in place.
- Board of Directors membership is increased from 3 to 5 members.
- Succession Planning identifies candidates for future Board membership.
- Owners willingly participate and contribute their skills in support of the
Association.
- Clear, complete, operating Procedures make training of future Board members simple and consistent.
- The Board regularly delegates responsibilities to subcommittees drawn from the
membership.
- Unit Owners are solicited for input at least once a year.
Goal 4. Safety and Beautification
Develop On-Going Safety and Beautification Projects
Success Indicators:
- Comply with Sunriver Homeowners Association Ladder Fuels Reduction Plan.
- Develop long range plans for
new tree plantings and integrate with the Ladder Fuels Reduction Plan.
- Integrate the landscape of
the Wildflower II Units to fully utilize the beauty of the Meadows Golf Course.
