The especially good news to report is that all roofs of all buildings were completed at the end of May. My subsequent walkthrough with the Roofing Contractor's representative identified small amounts of trim replacement, facias, touch up
painting, and grounds cleanup that needed to be accomplished to complete the work.
Dry rot that was exposed when some roofs were stripped off for replacement was removed and repaired by McMurray and Son's, the roofing contractor, at a nominal additional expense to the Association.
At the middle of the second quarter, our fund availability was adequate. Administrative expenses were 14.2% underbudget. General Expenses
for the grounds were 18.6% underbudget. General Maintenance (for
chimneys, fences, general repairs, contingency) were 66.6% over budget with
general repairs and fence repairs being the leading reason for this budget
overage.
Over the past month I have been investigating costs to power wash and preserve the siding of our buildings. I expect to report the options for siding preservative, their costs and life expectancies to the Board at their next meeting in August.
At the same time that we replaced the roofs, we replaced the decking on the roof-top sunken decks of the Phase II units. The roofing contractor assumed this task. Their bid was comparable to last year's contractor's. However, we gain the assurance that their work will be warranteed against leaks in the membrane covering the flat roof beneath the decking.
We have also installed access hatches in all of the roof-top decks to allow access to the scuppers for cleaning. While it is the responsibility of each owner to insure that pine needles do not clog the scuppers (a major cause of roof leaks) the access hatch makes this task much simpler.
The hot tub issue is still unresolved, but will be a topic at the August Board meeting. The questionable hot tub has deteriorated, leaks and does not meet SROA noise limits, nor have attempts to bring it into compliance succeeded to date.
