Spring Manager's Report

Landscape Improvements: Affordable Yard Care, our Landscape Maintenance Contractor, has recommended repairs and upgrades to our irrigation system to improve irrigation and reduce costs.

Lighting: Two controllers for our pathway lights are located under a canopy of trees. These shade the sensors, causing the lights to stay even during daylight hours. We are replacing these solar sensors with an astrological time clock. This allows the lights to turn on automatically at dusk and turn off at dawn according to astrological time charts. The cost for the clock is $250 each not including labor. There are two boxes that will be changed out. One located at unit 48 and the other at unit 60. The solar-sensor controller located at unit 19 will be left alone since there are no trees around that box and the lights work fine in this area. Changing to an astrological clock will pay for itself within a year according to our electrical cost overage on our current budget.

Land located at Wildflower I: I have researched the title to the property located near Wildflower I and passed this information on to Tom Wolf, the attorney, for further investigation.

Siding: We have started washing the siding on Units 19 through 32 on a schedule that will work with the rental guests. This project may take all summer and into the fall to complete, but we will persevere. It will get done. I must say that the buildings have held up much better than we had originally thought they would. The siding on the remaining buildings is to be treated in the 2006-2007 fiscal year.

Deck Preservation: We have already started on this project in between fixing all the fence problems after our huge snow season. This project, also, will be worked in to accommodate rental guests.

Upper Decks: We experienced very few leaks this year on the upper decks. I would like to see all upper deck electrical outlets exchanged to a covered outlet, have all Phase II units install heat tapes in the scuppers, all debris cleaned from scuppers, and all door thresholds caulked and skylights caulked. We’ve completed several already, and I would like to take a proactive approach to get this work done so we can avoid all leaks.

Rock Application: On Monday, May 22nd, I will be meeting with Vic Russell who is applying new asphalt at Wildflower I. He also hauls rock. I will ask his opinion as to how much rock we will need to fill in those areas where our asphalt drops down at the walkways and along the fence line. This seems to be a good fix to eliminate people tripping and twisting ankles when they come in after dark. If you recall, we had two guests take a fall last year. The rock, I feel, should be kept along and outside the fence area.

Reserve Rates: I recommend that we earmark a portion of our reserve funds that we know will not be spent this year to be placed in a higher-interest rate CD. I have investigated current interest rates and forwarded them to the Board for their consideration.
