July Manager's Notes

- by Joanna Johns

Save the Dates: The next meeting of your Board of Directors is September 27, 2008. This meeting is to be held at Ali Momeni's, Wildflower #54, at 11:00 am. The meeting is open to all owners.
The Annual Owners Meeting is to be held on October 18, 2008, in the Sunriver Library, beginning at 11:00 am. Look for agendae on this website.

Landscape Improvements: Jeremy from Affordable Lawn Care is taking a look at the area behind Units 26-27 for irrigation issues that may be contributing to dryness and generally awful condition of the turf. We will get together next week to review his findings.

Unit 63 Rear Deck: Randy inspected the rear deck of Unit 63. He said that the wood condition is fine but that the expanse between the joists contributes to the bounce. He is going to add a joist to eliminate the bounce.

Ladder Fuel Reduction: Bob from SROA Environmental checked the leaning tree behind Unit 65. He also looked for a possibly pine-beetle infested tree near Unit 54. The tree at Unit 54 is not a pine beetle tree, but a permit was issued for both trees plus one dead one in the parking lot to be removed. Those will be removed by Spring River Tree within the next week.

A notation on the tree-removal permit cited the presence of knapweed at the old pool site. I need to go walk that area and see what is there before I react.

Paving Cracks: Dick McMillan went to look for paving dips. He didn't find any, so now I am going to go look for them. He has an estimate in, dated June 30, for sealing cracks at a cost of $1197. I put the item on the Sep 27 Board Meeting agenda.

Accounting: Tony has been busy with owner account verifications. Since the meeting we have had seven inquiries.

Capital Reserve: Tony is currently reviewing the capital reserve information that Ruth Jenkins forwarded to me.

Manager's Office Location: My office is now officially at Meadow House 38, closer to the Wildflowers.
