At the beginning of May I performed a detailed walk-through inspection of Wildflower II grounds and exteriors of all Wildflower II units. My spreadsheet detailing each unit's condition is Here.

I have contacted individual unit owners to correct situations that are their responsibility. A summary of my recommendations to the board for upgrades to the common elements follows:

My detailed manager's report was submitted to the Board at their meeting on May 7. This report appears in full in the meeting minutes, posted on the right in the newsletter. However, I'd like to call one safety-related item to your attention:

Owner of one of the units reported a failure in the unit's circuit-breaker box, resulting in a melted circuit breaker. This could have caused a fire in the unit.

The failure was determined to be due to the fact that aluminum wiring was used when this unit was constructed. Presumably the same sort of wiring was used in other Wildflower Units built at the same time.

Aluminum wiring expands and contracts with temperature change. Over time, this results in the connectors at the circuit breaker box working loose. This in turn can cause an electrical arc to form, with resulting heat sufficient to cause damage.

Please make your property manager aware of this concern and arrange to have your circuit breaker box connectors inspected and tightened.
