Wildflower II AUO Manager's Report

Chimneys The work to install the counterflashing on two sides of chimney caps, install new storm collars, raise cap and fasten to chimney pipe, and caulk is nearing completion. The cost remained the same at $182.11 per unit. A total of 15 units finish the project this year. A check in the amount of $2,731.65 will be issued for signature as soon as the work is completed and inspected. We already completed 25 during the earlier part of this fiscal budget year. The total cost of this project: $7,284.40. Update: I did inspect the workmanship of the last 15 units and I was not satisfied. I called Cascade Heating, met with them on property, and showed pictures of the work that was done last year (which was done according to specifications) and the work that was just recently done. They agreed that the work was not done properly and will be going back to correct their errors. Payment is being held upon their completion and after my inspection and approval of workmanship.
Lighting During the January 2004 Board Meeting we discussed changing the light boxes in order to provide more illumination. Chuck Knox designed a light box that resembles a lamp shade and also provides two bulbs used at each post rather than one. I took a sample light box to SROA for approval. The Design Committee had no problem passing the design. I am getting bids to have two new light fixtures installed. One in front of unit 31 and one in front of unit 47. These units set back further than other units and do not have lighting. We hope to have this work done before the summer rush. I have been given a $1,000 budget for both lights to be installed. Update: I met with Rob Huebner to discuss the install of these light posts. At the same time I had him take a look at the steps at 61 which are in poor shape. I received his bid back and his quote for installing two light posts, digging and wiring plus repairing 4 steps at 61 came in at $675.00. All materials needed for repairs and install are included in this price. I'm awaiting one more bid and will make a decision once I receive it. I'm in a hurry to get the steps done since they are now a liability. Steps have been completed and light posts are in place.
Board There is still a vacancy on the Board. I have contacted owners whom the Board felt would make a good replacement for Wayne Kreger's position. His term expires at the end of the October 2004 Annual Meeting. Update: I spoke with the owner of Unit 35, Richard Bennet and he has agreed to fill the vacant position on the Board, but only after the case of Wildflower II vs. Sailor is closed. We both felt it would be a conflict of interest if he joined the Board prior to the closure of this case.
Asphalt We have received bid proposals from two local contractors so far. I had the contractors break down their bids as follows:

I am still awaiting a fax from Asphalt's Complete from Hood River. He called and asked to bid the project. Update: A quote was received from Asphalt's Complete. He did not break his bid down as I would have liked, but came in at a cost for the whole project of $70,000. On a personal note: with the petroleum prices increasing almost daily, if you are to get this work done at the most reasonable cost, time to do the work is now. However, I do realize the financial part of this project and what impact it has on your budget and reserves.
Phase III Decks: All the work schedules have been set up and work has begun. Units 61 and 62 are complete and the other phase III decks are in the process of being washed in preparation for the stain. We are using a natural stain that goes well with the newly cleaned cedar siding. Update: All Phase III deck staining has been complete. The project did come in under budget.
Paint Trim: You can't very well have a nice looking deck without giving a face lift to your deck rails. Painting started late last week. We had a bit of a hiccup with the scheduling. I thought I'd be smart and schedule the work after we had such nice weather the earlier part of the month. I no sooner got the schedules completed and it started to snow, rain, blow, you name it! It lasted for two weeks so there goes two weeks worth of schedules. That's what I get for trying to anticipate Mother Nature. But, with the weather working in our favor now, we're starting to get a lot of work done with very pleasing results. Update: I spoke too soon. The weather turned wet and cold after my initial report. We are behind schedule, but whenever there is a break for more than 24 hours, the painters are there. Doors are also being painted at this time. I must say, what a tremendous eye appeal on those units that are complete.
Spring Clean Up: Clean Up began about 30 days ago with the normal raking of beds and grass area and the removal of a lot of pine needles. Our first mow was the week of May 17. I was not pleased with the workmanship this year as compared to past years. My understanding in talking with the owner of Affordable Yard Care is he has had a tremendous turnover in help. I have held some payment until the clean up around the garbage enclosures is complete. There is nearly 6" of pine needles around them and this is part of the spring clean up. I will be going out to bid for this service next year....momma's just not happy. I, of course, will give them time to redeem themselves. Update: Needles have been raked around the garbage enclosures, mowing has taken place, and weed spray has been applied. Yeah!! The grounds look pretty good with the exception of the dandelions that haven't died out.
Snow Removal: Mark Monroe, who I have contracted for snow removal for the past 3 years, has moved out of state and will no longer be able to service our snow removal needs. I am beginning to put together bids for our winter 2004/2005. I know it seems early, but I want Wildflower II to be first in line for service.
