At the Owner's Meeting held in October, two reports to the owners were in the form of a powerpoint presentation. I have converted these computerized "slides" to a web page so that those of you who were unable to attend the meeting have the opportunity to look at the slides.

The Treasurer's Report outlines the difference between the budget categories Annual Operating Expense and Multi-year Maintenance Reserve. It also reviews the past year's budget and compares it against our actual expenditures, explaining significant departures from the budget.

The slides covering the Reserve Study review historical studies, lay out the maintenance elements included in the present study as well as their estimated costs and the next year that we anticipate addressing each item.

We reviewed the work accomplished with the special assessment levied in summer 2001, as well as the work that we intend to accomplish with the special assessment that has just been invoiced to the ownership this past November.

We pointed out during the presentation that while we have many maintenance needs, the board had committed to the ownership that annual dues would be capped at $640/quarter for the next few years. Therefore, there are some maintenance projects that have been deferred for two or even three years until we will have adequate funds to complete them.

During the meeting there was a lively discussion among the owners present over the relative priorities of the various maintenance projects. There was also the suggestion that the association sponsor a work party to accomplish some of the work that we might otherwise have to pay to have done.
