Finally, here is Deana's Winter Manager's Report:

Winterization For the most part owners have taken an initiative to winterize their units. Through the years the association Board has made recommendations to owners to better arm themselves against broken water pipes, plugged scuppers, and in general, avoid winter hazards. This winter season, Mother Nature has sent a tremendous variety of weather conditions. We have experienced sub-zero temperatures, heavy snow fall, packed ice, freezing rain, and quick melt downs. We have had some leaking at the chimney area in the Phase III buildings which have been quickly fixed by modifying the chimney caps. Chimneys that had this modification done earlier in the year have not experienced leaking. We have had one leak at a skylight in the Phase II buildings which was caused by caulking that had deteriorated. There was approximately 2 ½ feet of snow on the upper decks in the Phase II buildings. I vacillated back and forth as to whether the upper decks needed to be relieved of the snow. I kept watching the weather patterns, and I voted to not have the snow removed. I wasn't so much concerned about the weight of the snow, but rather if the siding could ward off any water. So far so good. The scuppers seem to be draining especially well on those units that have applied heat tape. I would like to thank all the owners who took the initiative to clean out their scuppers prior to winter. If we all do our part in finishing simple tasks to help winterize the units, we can all breathe better and enjoy the beauty of our Central Oregon winters.
Emergencies: There always seems to be some emergency once temperatures plummet. Unit 33 experienced a broken water pipe in their crawl space located on the lower level of the unit. The pipe had not been insulated and it had froze and broke at the elbow when temperatures warmed. The crawl space was completely filled with water when the Resort went in to clean the unit. The resort immediately had the water pumped out and the water turned off to the unit. Since the hot water heater and the furnace are located in this area, needless to say, they were no longer amongst the living. The owner will be contacting his insurance company in getting these items fixed. No water damage was noted in the unit itself. Unit 34 experienced some residual water in their crawl space and Elite Management Services contacted their home service representative and she quickly had a de-humidifier put in place to dry things out. No damage was experienced to the furnace or hot water heater in unit 34. The owners of unit 34 were notified. A note to all owners: Please be sure to wrap your pipes located near an outside wall with insulation or heat tape. If you need any help with this task, please contact Elite Management Services or your agency. The owner of Unit 28 contacted Elite Management Services letting them know that the last guest staying in their unit had told them that they had turned the heat off before they left for home. The call came in at 3:30 p.m. and we immediately went over to the unit to turn the heat up and check on things. The water in all the toilets were frozen solid, and all faucets were frozen except for a small trickle in the downstairs guest bath. We stayed at the unit while it thawed. By about 8:00 p.m. the temperature was 55 and no pipes broken. We again checked on the unit at 8:30 a.m. the following morning and the heat was at 70, no pipes broken, ran the dishwasher, washing machine, checked all faucets, checked the crawl space, and to our surprise........things were perfect. This was one lucky home owner!...and very grateful I might add!
Walk-Thru's Once again, Deanna would ask all owners to be sure to use low watt bulbs in all their exterior light fixtures. This includes the fixture on the upper decks. Please no flood lights! If you aren't sure what is being used right now, please contact your rental agency or home service representative. Be sure your rental agent keeps the wood stacked securely and at a reasonable height. Keep a snow shovel handy for your guests use since at times the snow blower doesn't arrive until around noon or after. We are helping with the removal of snow on the walkways and adding snow melt as often as we can find it available. If you have trouble walking on the walkways, it's sometimes easier and safer to walk in the crunchy snow.....that's a true Central Oregonian talking now! We have tried very hard to keep the Phase III steps clear of snow, but have found some guests find it fun to make an inner tube run on them before we can get all the snow removed. Those guests are usually shorter than 3 feet and carry huge smiles when they walk out the snowy front doors.
