During this time your board has dealt with two or three important issues that are worth emphasizing here.

Although it is hard to imagine, now in the midst of summer, last winter Sunriver experienced exceptionally heavy snow accumulation. The result was that our snow removal costs exceeded the amount that we had budgeted. The Board authorized Deanna to use the Association's contingency fund to pay for the cost to shovel snow from the roofs and roof-top decks of the the Phase II units.

The spring board meeting dealt largely with the projects scheduled for this fiscal year: periodic siding maintenance (washing and treating the siding), and landscape upgrades. Deanna's spring manager's report, in the left-hand column, discusses these topics in detail.

Another item your Board is investigating is the value of, and possible uses for, the "pool property". This is a piece of property that belongs to the Wildflower II Association, although its location is closer to the Wildflower I Association's condominiums. This property it vacant land with a now-filled-in small swimming pool. The disposition of this property will be an agenda item at the upcoming Annual Owners' Meeting this fall.

More urgently, a home inspection that was initiated by a sale, last month, of one of the Phase III units revealed that many Phase III units' deck supports are deteriorating and will need replacement in the near future.

This is a particular cause for concern because the replacement of these log supports will be expensive and because our capital reserve study did not adequately anticipate this expense.

We are in the process of obtaining estimates for the cost to replace these log supports as well as developing an appropriate time frame for the work. Deanna and the Board will present these findings to the owners at the Fall Owners' Meeting.

In the past owners have preferred that the Association maintain an adequate capital reserve fund so as to avoid special assessments when large expenditures occur. For this reason, your Board has worked hard to set Association dues at a level adequate to maintain our properties properly, while still keeping dues increases to a minimum.

The high cost and likely immediacy of the Phase III deck support replacement will likely entail either a dues increase or a special assessment. This is a topic that will be discussed and decided at the fall Owners' meeting. Please plan to attend this meeting in person so that you can contribute your views on the subject in person.

Finally, at the end of this fiscal year, there will be an open board position, since I, Ruth Jenkins, have reached my term limit. I sincerely encourage any owner interested in joining the board to express your interest to Deanna Knox, our Association Manager.
