At the October Owner's Meeting, Joanna posted engineering drawings of a potential repair of the Phase II rear deck supports.
The schedule of capital refurbishments that was discussed at the owner's meeting included a scheduled replacement of these rear deck supports over a two year period beginning in the next (2010/2011) fiscal year. We anticipated completing the scheduled oiling of the siding as well as painting the trim on al of the buildings in the current (2009/2010) fiscal year.
However, after the conclusion of the owner's meeting, further review of the rear deck supports indicated that at least some of the supports were quite significantly degraded. As a result, the board authorized Joanna to defer the scheduled painting of the building trim for one fiscal year, while re-prioritizing the overhaul of the rear deck supports so that the degraded ones would be repaired promptly, beginning this fiscal year.
This allows us to stay within our announced budget, at the same time that we address our most significant repairs first.

Another topic covered at the owner's meeting related to what is known as the "pool property". This is land that is one of the Wildflower II Association's common elements (i.e., it belongs to all of us), but it adjoins the south end of the Wildflower I association. This shows the approximate location of this property. This outlines it's area; here and here are some current pictures of the grounds.
The Wildflower buildings were developed in phases, with a change of developer occurring after the Wildflower I buildings were built. As a result, Wildflower I became its own association, with Wildflower II comprising the buildings constructed somewhat later.
A swimming pool was originally constructed on the property and for reasons that remain unclear, the pool became part of the Wildflower II Association. Early on, Wildflower II Association determined that they did not want to maintain this pool, with the result that it was decommissioned. You can read the record of these actions in the Association's meeting minutes of 1981 and 1982.
