Dedicated to answering the question:

"How many Wildflower Condos have repeated troubles with leaks?"

Some things to consider:

 The flat roofs, which Phase III units do not have, require more frequent maintenance to prevent leaks.

 When a Phase II "flat" roof develops a low spot next to the chimney, then water pools around the chimney promoting leaks at the fireplace.

 Phase II units have skylights, Phase III units do not. Skylights require frequent maintenance to prevent leakage.

 There are thirty-six (36) Phase II units and twelve (12) Phase III units in our Association.

 

 David, our Association Manager, sent me a spreadsheet that lists leak reports, by condo, that have required his attention in the last three rainy seasons (1996 - 1998 inclusive). I summarized those data by unit type, separating the Phase II and Phase III units, because the statistics are so different for each unit type. Here's the picture:
